Contact the mortgage company ASAP and bill them. If they do not pay, get a judgment as you would against any other tenant for non-payment of rent. If necessary, foreclose on the home, or offer to take the home from them for $1 or in lieu of rent. Bill them NOW and sue immediately if they do not pay…mortgage companies will let the home sit for YEARS if you do not act!

William, Thank you for your feedback. I’ve got a Mobile Home lot that was being rented by a tenant who has defaulted on his mortgage payments. The tenant has since abandoned the home. Is the mortgage company responsible paying the any rents after the eviction of the tenant? What do you suggest to have the home removed so I can rent the property again.
