I can imagine a case where the seller signed the deed, left it on his table, then the buyer/investor, using various creative methods, enter the seller’s house and “accepted” the deed without the seller’s knowledge.

Florida investors…A seller has signed over the WD, LPOA and etc. to me in front of a notary. Does ownership begin immediately even if I choose to wait to record? I understand recording right away so other liens, judgments dont get attached, but in the courts eyes does my ownership begin once the Warranty Deed is signed?

when acceptance AND delivery occur.

Recording memorializes the transaction, provides constructive notice to the world and otherwise ‘perfects’ title as to the interest transferred.

If the deed is accepted, wouldn’t it have been delivered? Can a deed be accepted but not delivered?
