If i record a grant deed in my name what prevents me from selling the property even if there is a contract?

If you filed a grant deed against my property, I’d have the sheriff involved with my first phone call. Such fraud cannot be permitted to go unpunished.

No smart buyer is going to buy the property without demanding you prove you OWN it and have the right to sell it.
“…even if there is a contract”
Don’t know what this means but if it means you intend to sell to B despite your contract to sell to A, you might get by with that if your title co. so allows… but if I were A I’d promptly sue you for breach of contract and for Specific Performance.
