Not sure about your particular state’s laws. If they don’t object to being removed from title I would think a simple Quitclaim Deed filed with your County Recorder’s or Registrar of Deeds Office and a written release from the lender (assuming they’re on the title as co-signors) should be sufficient. If they’re not on the deed as co-signors just file a quitclaim. Once that’s recorded, they’re off the title.

MY PARENTS ARE ON THE DEED TO MY HOUSE, MY HUSBAND & I WOULD LIKE REFINANCE BUT WITHOUT HAVING TO INVOLVE MY PARENTS. IS IT POSSIBLE TO HAVE THEM REMOVED FROM THE DEED PRIOR TO REFINANCING, AND IF SO, HOW DO I GO ABOUT DOING THIS. WE LIVE IN THE STATE OF PENNSYLVANIA.
