I am no expert by any means, just a wannabe really. But in general, Title evidences ownership. A deed transfers ownership between parties.

Unlike automobiles, property does not have a piece of paper called title. (At least that’s the case in Minnesota).
A deed is a piece of paper which transfers whatever title one party has to another party.
Title refers to the rights and interests held in a property. You hold title, meaning you have rights and interests, as evidenced by the deed.
