Since a new deed from your Dad to you will be needed, and such a form isn’t readily found except from a lawyer or escrow officer, you’ll probably need to find a local lawyer to do the deed for your Dad to sign.

Also that lawyer will recognize and be able to deal with any collateral issues that might be present in such a deal, such as the Deed grantor’s mental competency, other siblings that might be being ignored by your Dad, likely attacks that might be mounted later against the transaction, etc.

hi,

i live in ma.
my father owns a small commercial building. for personal reasons he wants to put it my name, does a laywer need to do this?
how would i go about changing the deed? there is no note on the property.
