I would also encourage you to join the local REIA club. I have not done my first deal yet, however, I am about to put a contract down on a house and make anywhere from 5 to 10,000 dollars on my first deal. I gained the confidence and knowledge to do this through education courses offered through my local REIA. I also read plenty of books.
I love the Peter Conti/David Finkel books. Their mentor program is another story. Why pay 4 to 6,000 and split the profits with them when you can do it yourself. Force yourself to learn, swallow your fear, and you can do almost anything.
these guys are great and if i had had the money i would have done their hands on program when i first started.
one of the other posts mentioned splitting profits, that is only if you go with their new program where you put down 1500.00 and split on the first 2 deals.
50% of something is better than 100% of nothing!
hands on always teaches you more than just reading a book, listen to tapes, or watch a video.
it would be great if you could find a local group or mentor but the hard cold truth is that in a lot of areas there are none because of the fact that no one wants more competion and it is next to impossible to find a mentor.

they also have a realestate library for a grand which is excellent.
the main thing to remember is to find someone that fits your style and go for it full steam.
is 4 grand for their hands on course too much if you make a hundred grand in the next year?
how much does a worthless college education cost a year?
why not use your cash for something that is worth while and will give you long term wealth and most importantly freedom!

I can’t comment on Finkel/Conti, but, if you haven’t already done so, locate the Real Estate Investors club in your local area. Through our local club, I found someone who will mentor me, for a fee of course.
