Since you didn’t sign the note I’d argue that you have no debt to
anybody for your Mom’s trailer.

And I’d make a counter-demand on lender that either they remove
same w/o damage to your land w/i certain limited time or else lose
all rights to come onto your land.

By the way I’d recommend you find out from GA lawyer just what has
to be done to get title to that land as it could well still be in Mom’s
name and maybe YOU have no present rights to it.

If there was a Last Will that would need to be probated. Until then the
RE is still in her name.

If NO last will her estate still owns it until title gets into your name as
per GA law…

I own (4) acres of land in Augusta Georgia but live in South Carolina. Improvements include a mobile home purchased by my mother with only her signature on the mortgage contract. She lived in the home for a short time then died suddenly leaving a balance of $32,000. All of her estate was left to me including the home. The loan servicer was notified by me to remove it as I want to sell the land. I do not want the home so I did not pay the mortgage note or insurance. In the interim the home was vandalized. The servicer is now trying to sell it for $40,000 and says I will be responsible for all monetary damages if it sells for less than $40K since I own the land. Is this true? Thank you kindly, Michael
