I have gone thru my CS disks about three times and have made a number of calls. Here is Orange Co. So Cal there seem to be few ads FSBO. When I talk to an agent about a “motivated seller” it is difficult to find out the financial status and other info about the property. Is there a better way to get info? Also is there a way to access information from the County Recorders office on the internet? I enjoy driving thru neighborhoods and taking notice of which homes may be candidates for purchase or flips. I am very happy to find this newsgroup, have been reading posts for a couple of weeks and realize there is a great amount of experience as well as newbies like myself. Any advice would be useful and appreciated.

Like yourself, I am a CS student. Have read and re-read his material several times. Haven’t bought any property as yet, but have learned alot about real estate.
In reference to your questions about financial information: I live in Houston, TX, Harris County and have discovered that the Harris County Appraisal District is online. A virtual goldmine of information on the property itself. It contains all physical attributes of the property, the owner, Taxes, appraised value, neighborhood sales and even maps. I have also discovered that you can do a market analysis on the area or neighborhood by street address using Yahoo Real Estate. Good Luck, and let me know how you do with CS.
