Vincent,

Just a few scant lines below is a post entitled “SOMEBODY PLEASE ANSWER THIS QUESTION (SHEETS)”. Check out the original post (closest to the left margin), then read a response from Tony-VA.

This should settle any qualms about the CS course. Good Luck!

Don’t be skeptical if you’re willing to work at it!

In 1996 we filed Bankruptcy due to enormous medical bills and problems with the birth of our second son. We had not been able to get a loan from any bank since.

After watching the infomercial several times over the last couple of years, my wife ordered it for me last March. I read the course, listened to the CD’s, and watched the videos.

We had been looking at houses for awhile and found one that we loved, but it was WAY out of our financial reach. I’ve got a good income and can afford the payments, we just can’t get a conventional mortgage anywhere.

So, we contacted the “realtor/broker assitant” of the home we found to get more info. The realtor said we were out of our mind and laughed at us. I typed up an offer letter following the instructions in the course and faxed it to the realtor. On the 3rd day after faxing the offer letter, we called to find out why we hadn’t heard anything. The realtor said that he had submitted our offer, but that he had another couple who were sufficiently creditworthy looking at the property and expected them to make an offer soon.

As the frustration and anger faded, my wife looked in the phone book and called the builder’s office directly. We came to find out that the realtor never submitted the offer to the builder and that the builder was actually interested and very open minded about what we had proposed.

In May, we closed on the home and now we live in a $380,000 home that is completely seller financed. We paid him $1200 down, did the final clean-up ourselves, setup a 30 year amortization schedule at 7% non-compounding interest. He paid his own realtor fee and we walked away from the closing with a check in our hand for the taxes for January through May.

So, If you’re willing to work at it, it CAN pay off for you! I’ve been there!

I also took my income tax return and went to see my banker. Using the techniques on secured borrowing, I’ve started establishing banking relationships. I just took out my fourth loan since March. This is the first one that I was able to obtain unsecured, but it was for $5000! We are defintely on our way back to recovery!

I haven’t closed any deals on any rental property yet, but I’m trying to work out two deals right now.

Give it a serious try! The CS course won’t do the magic for you, but it will give you the tools and info you need to open your mind and work the magic yourself…
