Only thing I ever saw from Dalby or ANN was the Note Listings to which I subscribed for a while. It was not workable for me, and I’ve heard a mixed bag of comments from others who’ve done the same.

As for the other products sold by Dalby, who is a terrific salesman, I can’t speak with any great knowledge or authority.

There’s a lot of material sold on that site, including my own Special Report on Using IRA for Notes, RE, etc.

My own rec. for anybody would be to ask, on this board, what materials have been the most help to others who DID buy, get their opinions before spending any of YOUR money. This site offers a ton of materials by lots of authors and very smart people, so I’d expect you could find HERE, anything you might need or be interested in.(sorry to end the sentence with a preposition, but I’m in a hurry)

I saw an ad on TV the other night talking about the note business. Would you reccomend “Winning in the cash flow business”? by Russ. I forget his last name. Are the notes that lonnie dealers create with MH the same as the ones bought and sold in this note business? What else can I create notes for? When I do this type of business do I kind of become the bank? Lots of questions any help will be greatly appreciated. JakeO’(NJ)

First it’s Russ Dalby of American Note Network. He’s more of a salesman than any kind of note expert IMHO. No question he is a super-salesman.

Secondly, a note created just to sell generally isn’t the hottest spud on the note market. For starters, it has no “seasoning” as it’s just been created. Then, looking at many, many of these things, over the years, most I’ve seen had little ownership equity, the LTV was generally too high, there was no real “buyer” with credit to check or who’d made a real down payment. And the list of weaknesses goes on from there.

MH notes are also not really stellar sellers for cash. While I’ve both bought and sold them, I can sure tell you that most instiutional note buyers don’t like them and won’t touch them. No RE=No deal!
