just want to know anyone using Argus here to analysis their investment? if not… do you just use excel?
Just want to get some ideas of what tools you use to analyse commercial real estate investment to decide go / no go.

I actually use a couple of Excel sheets I wrote myself. I feel it is better to actually know what is behind the calculations rather than rely on someone else’s spreadsheet unless it has been around for awhile like the ones sold on www.realdata.com.
Quite frankly, you can run the calcs by hand for just about any situation. Meet with any commercial lender and look at what they are using. It is usually a pretty simple one sheet template. And they are the ones lending the majority of the money.
