CPA actually wanted a half point. I told him no thanks! We closed last week without even needing a CPA letter. Finding a loan in this market was not easy. I got the loan from Chase for 85% LTV. (I used to buy 100%,95% and 97% fha)

Time to find another CPA. How much is half of nothing?
Anyway my first short sale worked like a charm.

I am going to need to learn Ed’s Private Money Lender strategy for sure now as I see so many deals now and need more money… or partners with more money…

Glad to finally close on this 3 unit deal! Thanks to all you “heavy hitters” who posted.

DJ,

Iâ??m glad you blew out your CPA because heâ??s a jerk. You donâ??t charge a customer for what should be considered a â??customer serviceâ?? from a CPAâ??s standpoint.

When you say, (I am going to need to learn Ed’s Private Money Lender strategy for sure now as I see so many deals now and need more money… or partners with more money… :). Iâ??d like to clarify that my strategies are for Institutional lenders not Private. True I can do private lenders but it takes no talent to work with them.
Itâ??s learning how to maximize borrowing from institutional Lenders, Banks etc. that makes a difference.

At any rate, Iâ??m glad you told your CPA how the rabbit ate the cabbage.

Are you serious. I would have told that CPA a few choice words. I can’t believe it. What an A–.
Congratulations on your first short sale. I haven’t done one yet but am working on it. You inspire me.

Thanks
