What do 1031 exchange intermediaries usually charge for their services?
Percentage of the transfer or flat fee?
I’ve been trying to contact a couple locally but have been playing phone-tag so I thought I’d post the question here.

The larger qualified intermediaries all charge about $750.00. The smaller ones may charge less, but check their financial strength and fidelity bond amounts to make sure that you are protected. We administer forward, reverse and build-to-suit 1031 exchanges in all 50 states. I would be happy to answer any questions that you might have if you are interested.

Based on personal experience within the past year: It is a flat fee in the ball-park of $400-$900 (I don’t recall exact numbers) – depending on details such as number of properties involved and whether you receive interest on the money held by the intermediary. The intermediary that I used was Equity Preservation, Inc. in San Jose, CA – they can work in all states (I think) – but charge for the service should be about the same with any intermediary that knows what they are doing and wants your business.
