Most office tenants expect a level of finish known as a “vanilla box”. That means walls up and painted, wiring, lighting and plumbing complete. Carpet is negotiable. That said, every tenant has their own needs… check the market and see what is being offered and for what rental rate. Don’t overbuild, and you may get away with underbuilding if a discount from market rates makes sense from your end.

Don’t forget to verify the zoning and any development standards that must be met for the change of use. Churches routinely get major breaks on those things in most zoning ordinances, but that will go away when they do. make sure you can do what you want to do without being torpedoed by things like extra parking requirements, handicapped access, landscaping, screening, etc. Might also check with the building inspector for code compliance.

I am looking at a church that is in a good downtown location near a local and federal courthouse. I am contemplating converting the church to offices. How much would i be expected to do as far as rehabbing it to fit, as opposed to the tenant fixing it to their liking? (i.e. running more telephone lines, building out the offices, etc.) I have never done commercial before. It appraises at $425k and i might get it for $200k or a little less.
