Bert is correct that state laws vary considerably. Most contracts out of a course apply to real estate in general, but not specifically to your state or locale.
I recommend using the local board of REALTORS contract. It should cover most of your state laws and disclosures and probably follows the case laws upheld by the courts. Tack on your own addendum to protect yourself.

Who’s contracts do you use out of the box? Would you have a Real Estate attorney review the contract out of the course or would you be able to use a contract right out of the Real Estate Course?

Since state laws can vary considerably, its probably a good idea to have any ready-made contract form checked by a local attourney before using. Bill Bronchick’s are pretty good. I had my lawyer look over his Land Trust form, and only made once small change, needed because of a particular state law.
