Now if you were the other person and she wanted to do the deal with someone else would you be asking this question? She has a contract with someone else. The reason you write a contract is to “seal” the deal. She should honor the contract. If she breaks this contract and writes a contract with you, what makes you think she will honor her contract with you?

Hi:
I have a seller who has an abandoned property she wants to sell (I hunted her down) Anyway, she currently has a contract with someone who has an (assignee statement in it) it’s for cash in 60 days. She wants to sell to me instead of the other, can we legally do this.
Is this legal/ethical? Right/wrong what should I do? Can I do this?
