I am making a “subject-to” offer to a seller and want him to leave all the appliances including the washer/dryer behind. Do you have a special stipulation clause that you use for such case? If so, please share it with me.

I’ve also seen it designated as “seller’s personal property included in the sale”. Then list all desired appliances even if some are built in and others aren’t.
As others pointed out, the main thing is to list the items you want in the purchase agreement. Don’t rely on anything verbal.

I do it slightly different from Gerald(tx)…I put in a clause that says, “All buuilt in appliances including but not limted to the stove, dishwasher…etc will remain…plus…(here list whatevr else you want to keep on the property).”
