I’ve been presented with the opportunity to buy a former mobile home park in a coastal state, that was completely vacated of homes prior to selling it to a developer.

For reasons yet unknown to me (documentation forthcoming), the transaction fell thru, and the property sat vacant for the last ~3 years. It’s located just outside a city of 80,000 residents and there are 299-spaces in the current zoning. My contact person tells me all it needs is “clean-up and landscaping”.

I’m not new to MH’s or park management/ownership… I know the potential that’s here. I’ve looked at this as land-lease, land/home sales, and as a condo-style MH community… and I’ve put together rough numbers on each angle.

The condo-style community would seem to be the most profitable in the shortest amount of time. The “problem” is that I can’t find any referance material as to how to set one up.

Anybody got a link?

Make sure that current zoning will allow you to fill the park w/ mohos again. Land use changes could have occurred.
