i guess that’s possible but considering the investment amount of 7-18dimes compared to sfh costing 100grand, wouldn’t the risk be worth it, as long as there is a good return of investment?

unit type : apartment converted condo, class C building,
cheap($7,500-18,000/unit), low HOA/maint fee,
studio type - 4 bdrms.
i considermyself as a noob of the noobest cause i haven’t done any real investing yet. what could be the possible cons in this investment strategy? the way i see it, as long as the rent covers for the mortgage(if not cash), tax $ insurance, HOA, management, repairs, + a little extra $ a month, it’s a positive cashflow REinvestment. insightful comments anyone?

There are a few possible cons. Here’s one. How about a tenant moving in and never making another rent payment? After a few months of you paying all payments and expenses the renter files bankruptcy. Two years later he is forced to leave.
