Was the tenant doing well when you put them in? Who made the decision on taking the tenant? Is this a good client of yours? You could adjust your commission to the new rate and give the owner a break ( in good faith ) and keep him as a client. Otherwise have your Broker slap a Broker’s lein on the property. I need some help. I did a lease for a retail space and only got paid on the first half of the commission. Now the landlord is saying since the tenant is not doing so well and they had to lower their lease that I am not going to get paid the full commission. This is around $15,000 that now he doesn’t want to pay. I have read over the commission agreement and there is no stipulation stating that if the lease goes down so does our second half commission. What can I do?
