How about 7.5% on 80% of appraised value (not purcahse)5 years fixed. 2nd 5 years MTA + 3.5%. 20/10.

About 7% on an 80% LTV 10 Year ARM 30 Year Fixed. Rates on 90% LTV are upwards of 9.5% on 5 Year ARM/30 Year Amort.
