With apts, anything over 2MM is pretty easy to get financed now a days.

Start by reading the articles written by Ray Alcorn and the archives on this site. There have been a lot of apartment deals discussed in the archives that you can learn a lot from. Then you will have more specific questions that others can help with.
In particular, read Ray’s article on the pitfalls of 100% financing.
