Why does the title company have to do this? I do up all of the paprework myself in my deals and I send it out overnight and have them return it to me. (Never had a problem). Then when it all gets back to me I take it to the title company (These are all “Subject To” deals if that makes adifference) where the seller is getting no cash! I am just taking over the loan and negotiating all equity to go to me for whatever reason.

I have a property under contract and we are scheduled to close in less than 2 weeks. The seller lives across the country. What happens come closing time. I assume the title company makes all of these arrangements. Does the seller have to fly across country to come to closing? Thanks

Have the title company overnight the paperwork to him with instructions on where to sign. He doesn’t need to be there, he just needs to sign the paperwork.
