Color me an idiot, but I’m not sure what your talking about.
“City certs”?
What exactly is that?
Do you mean the property needs to have an occupancy permit, or rental permit of some sort from the city?
If that is the case, once you bought the property, the seller should have nothing to do with that.
Which is perhaps why I’m confused?
I just did not follow you here, and thought perhaps others did not as well, hence the lack of responses.
Let us know more specifically what you are talking about, as well as where you are located.

Can anyone lend me some information on city cert’s. He’s my situtation:
-Owner has home for sale at 95K. (Two family flat)
-Home was built in 1924. Well maintained.
-Owner willing to waive city cert’s.
My question(s)is should I have the city certs waived? If I did, would that create a problem in the future when I rent the home out being that its a older home and it still has a fuss panel? Or if I did get the City Cert’s, could they come in and discover a problem that I might not know of and save me a big headache? NEED HELP FAST!!! OWNERS CONSTAINTLY CALLING ME!!!
