Make sure you are 55+ if you are buying and be prepared for nasty HOA’s…I speak from experience. If someone says their place qualifies for the 20% rule, make sure the association is on board…that is usually reserved for heirs.

I see a lot of cheap MH’s located in Florida on eBay, but I get the impression on this forum that it is very difficult to do Lonnie Deals due to 55+ parks and seniors paying cash. This is the case?

I have a lot of demand but no cheap MH’s. If I had the Florida MH’s on eBay in Alabama, it would be like to shooting fish in a barrel. Because my customers can not buy off of eBay, even if they were available, without my financing.

I digressed. What are the problems in Florida or did I get the wrong impression?

I live in Ocala Fl and do land home deals and haave mobile home lots.What do u mean by cheap, I am going to check out e bay but the price here are the same as Ga,Al on mobiles and land homes even more cost in my opinion. The problem in Fl is the insurance and the old people who die who own the mobiles in the 55+ parks , relatives just want to unload but they can be had at good price but tough to move. Good Luck

I just counted nine under $5000. In Florida, the pictures show a cute, well-kept MH with a Florida room attached and a palm tree growing beside it. In Alabama for less than $5000, the doors on the MH are peeling, the skirting is almost none existent, and a pine tree is growing through the deck. I know not all of them, just most of them.

There are 37 Florida MH’s and 2 Alabama MH’s listed presently on eBay. As they used to say in the old westerns – “Slim Pickings.”

A truly motivated seller is not likely to take the time, effort, and cost to list their home on e-bay. If ebay is the only place you’re looking, you are missing all the fun. I suggest you re-read DOW to learn how to find motivated sellers.

Well, we ARE a great source of information, but in no way a substitution for getting your hiney off the couch and out there. And it’s highly ironic that you base your whole topic on what people here say, and then you have the cojones to sass one of the great success stories of the current board population when he gives you the best advice you could be given. You are just looking for what you want to hear, not what you need to hear.

So, BACK to what Jeff said - you are looking for the wrong thing. And you ain’t gonna find the RIGHT thing on ebay.

So, don’t snap back a reply to me in defense; take a moment and YOU re-read JEFF’S advisory post. It contains wisdom, that, while simple, and canned, is likely beyond your abilty to take to heart, much less apply.

Not sure why you take offense to my post. None was intended. In any case, you should be looking for motivated sellers, not mobile homes. This may be “canned advice”, but it’s not what you are doing which is why I’m mentioning it.

There is a lot of non-canned advice about 55+ parks if you’ll search the archives. You seem to be looking for validation that this won’t work in your area. There are a number of people doing deals in Florida so it must be possible. If you will follow DOW exactly and it still doesn’t work, then post here and I’m sure you will receive lots of help and suggestions. But your question, “What are the problems in Florida” is far too vague.
