The way I’ve done it is to send them a post-dated check
(dated a few days later) and a self-addressed return fed-ex envelope. That way I can get the deed before the check can be deposited. I’ve found the simpler the better with some people. You start talking title companies and escrow accounts and they get scared off.

Is there a way for me to solicit a property owner by sending them a check and a quit claim deed with the stipulation that they cannot cash the check without first giving me a notarized signature on the deed. Maybe somehow get a closing agent (title co.) in their area involved?

I thought I remember Joe Kaiser having a strategy for this.
