I too purchased Carlton Sheets 12+ years ago. I purchased it after I had already done several deals. I also had been involved in a local real estate investors club where I had gained a lot of education and idea’s. After going through CS, I wished I had purchased it sooner because I would have learned everything in a shorter period of time. His course pushed me to a higher level of knowledge. I recommend it to any friend who asks me what they can do to learn the business. It is a great starter course. Plan on listening to it many times. The important thing not forget is the RE business is not a get rich quick with no work deal. Like life, it takes comment to working hard, continuiously learning, and recognizing there is risk in the business. Put together a business plan and budget which is a basic principle in all business. You need a road map and funds (or access to them) to get there. Good luck. It is worth it.

Before you buy anything from Carleton Sheets there are a few things you should know about him:

  1. SRS designation by RESSI - Real Estate Securities and Syndication Institute is defunct as it went out of business in 04/22/90, which is rare for a trade association, interesting he would brag about being in this considering this group of investors had very few happy customers as many ended up in lawsuits.

  2. Real Estate Investor’s Hall of Fame - Uh? Who? At first I thought, “WOW, maybe I can see Donal Trump on there.” But my hopes were dashed when I learned that this so called “Hall of Fame” which supposedly inducted Carleton Sheets in 1992 and finally had a website in 2003, only has one inductee: Carleton Sheets.   3. International Real Estate Hall of Fame - Eh? Such prestige! So I thought anyway… I mean, to be inducted into such an institution in 2002 considering it doesn’t even exist, is truly AMAZING! If does exist, I guess he is the only inductee again!

  4. Who’s Who in Real Estate - Eh? There was one put out once in 1983 by Warren, Gorham and Lamont’s Real Estate Review and indeed Carleton Sheets is listed on page 639 of this Real Estate “directory.” But for the two legitimate “Who’s Who in America” and “Who’s Who in the World?” No Carleton Sheets.

Personally, Carleton Sheets materials are 1970’s garbage. One could go on and on why his materials are out-dated, but that would take to long. Suffice to say, the whole premise of “No Money Down” is based others like the seller cosigning for you or more dubious scams.

Fact is, most banks will never loan you any money if you have no investment or equity in the property, therefore you are forced to rely on “techniques” that very rarely ever workout. I can tell you now, while “it is” possible for instance to convince a seller to cosign, it is very rare (esp without a large downpayment) - you’re more likely to win the lottery. Therefore I hope you have friends and family with good credit. Try hard enough and who knows, you may get lucky!!

While many will claim to have made money because of his program, the fact is most of them made money despite his program - If these same people really evaluated how they made money, they would find Carleton Sheets really played almost no part in their success and the information they got from him could have been purchased in any bookstore for a lot less money.

Does Carleton Sheets offer some useful information? Yes, but hardly worth the price tag as it’s limited in nature and much is out-dated or to advanced to be useful for a beginner as most Banks and Realators will laugh you out the door.

Carleton sheets stuff is pretty basic and general stuff. If you’re just starting out, I’ve found that it really helps to focus on one specific technique.

That way you can actually feel good about doing real estate and continue on when you get a DEAL!

The best bang for your buck would be lease options. Check out used courses online if you don’t want to spend a lot of money. Also check out fastcashcourse.com for a really good mini-course! I’ve found it helpful!

There are many ways to make money in real estate. You really need to focus on just a few when you start out. You may ask, “Can I control property with no money down?”

YES! you can CONTROL property with no or very little money down. It is DEFINITELY something that you can do. This is a people business and you need to contact A LOT of people.

Keep studying Carlton Sheets. He’s a very smart man (he owns a good chunk of Florida!)

I haven’t seen the newer course, mine is about 12 years old. You can use the information sucessfully.

When you watch the video watch for a couple from St. Louis name Cliff and Cheryl. They are friends of mine and I can tell you that they are for real. I always wondered about the “infomercial testimonials” you see in the middle of the night, but I know personally that this couple started out doing what they learned from the course and became very successfull.

Well, there are many more than one member in the Real Estate Hall of Fame now. Of course, it is a snap to get in. Anyone in real estate who can fog a mirror is in!
