Has anyone tried Carleton Sheets program in Florida? If so do you have any advice for me. What kind of real estate background should I have in order to get started in this type of program? Thank you all for the advice!

I forgot to mention that I too live in Florida. Because the market is so strong and fast in Florida I do see challenges, but they are there to overcome. I am confident with the right combination of “created luck” and good research, preparation etc. I can overcome these obstacles.

I recently starting the course myself. I am taking the one on one training course they offer. It is quite a bit more expensive than the one advertised on the T.V. but is good for someone with no experience and cold feet. If you want, send me an e-mail and I will stay in touch and let you know how I am doing. I am very excited about all of it.

You live in Florida and are wondering if the Carlton Sheets program works there - you might not know this but Carlton Sheets himself made his fortune in Florida - so you’re living in the right place. You don’t need a real estate background - just educate yourself with a beginner course like Sheets - use that to get started - then keep reading and learning from other investors as you go.

I just found this site today and I am fascinated at some of the questions. Why would anyone go out and buy a course/book/tape or anything else and then expect someone else to motivate them.

I have been doing this business of investing in Reatl Estate for almost 30 years. I started by reading Bob Allen’s book “Nothing Down”. My parents had rented the same house in california for 37 years. That is right 37 years. Do you have any idea how many times they bought that house over and over through their monthly payments.

I have tought many people this business. Right now I have 19 partners in 6 states all of whom I have trained.

I’ll till you the same thing I till them, don’t worry about the mules, just load the wagon. That is a polite way of saying get off your a__ and get to doing business.

You can think or you can pounder but until you open your mouth you’ll never know this business.

You knnow what I do when training someone new, it is simple, I look for one or two houses that we can burn
( that means it does not matter if we get them or not)
I let my newbie try out their wing and if they get burnt them that’s okay as long as they don’t commet the same mistake again.

I have found a new interest in real estate that I am doing personally right now that gives me great joy and a feeling of accomplishment. (plus it puts a few beans on the table).

One thing I hate is someone that blows their own horn. I feel if someone else isn’t impressed enough to blow your horn for you then, keep your mouth shout.

With that let me add this, there are many excillent investors out there. They don’t sell programs or put on simenars but just do what they do best.

My little group of partners do about $16,000,000 dollars worth of business each month. You will never hear about us or even know anything about us unless you are doing busines in the same markets that we are in.

So stop asking for opinions and just get out and do IT!!!

There is an REI club that operates out of Manhattan…it’s listed on this site…check it out. It’s well attended by relatively successfull investors.
