I am new at this. I have what seems to be a good deal but cannot figure out how to work it to a conclusion.
Marketed last year for $99,500~did not sell because they found out it was not bank financeable~septic problems~ owner not willing to put any money into repair.
This year it is on the market for $75,000 seller finance w/ 20%down and a 7 year call. FMV is $99,500
I think I can get it for $65,000 and negotiate the down favorably…he wants out.
I cannot figure out how to sell this and pay the owner, especially if I have to owner finance myself.
Any help would be appreciated.
