Any local title co. could answer when you can pass title to the new condo and that’s your answer.
Nothing stops you from marketing it earlier, like now, but you won’t be able to give the deed until Title Co OK’s it.
I’m in the process of buying some pre-condo units here in WA, and I know that it’ll probably take a year to get me deed so I can sell or rent…but my pre-condo cost is WAY less than what I’ll be selling them for when I do get the deed.
As far as listing on MLS, I’d talk to one or two of the knowledgeable at your local MLS to see what its rules are…but as long as you tell what you’ve got, honestly and without concealment, and what the buyer would be getting right now, I see no obstacle.
