I interpreted the question a little differently. I assumed that Doug was asking about advertising for “partners” to participate in a shared ownership arrangement.

I’d like to buy some vacation real estate as a partial share. I don’t know enough people interested in the specific market I am looking at. Can I advertise for investors to go in with me or is this in violation of the Securities Laws?

You cannot advertise for investors without being a registered securties offering, which, with attorney and CPA fees, generally costs more than the real estate you want to purchase. You may want to deal with a real estate broker who may have clients that want to come together for a shared purchase. But advertising for investors will lead you to problems. Garrett
