So long as the payments are not made, the foreclosure continues. If you send in certified funds to cure the default, you are OK. The transfer of title means nothing.

A seller w/a 1st lien home equity loan wants to deed her property to me prior to foreclosure in 2 wks. If I have her put the property in a Land Trust with me as beneficiary, can the bank still foreclose on the property (in Texas)?
Will this delay the foreclosure or will it still continue as usual?
