There really is no way out of a lease contract except by its own terms or by asking the other party to let you out. There are a few exceptions, like the Soldiers & Sailors Civil Relief Act, but that doesn’t apply here.

I’ve heard that a 1st time home buyer and can break a lease without incurring any penalties. In the lease contract it states that a penalty will be incurred if the agreement is terminated prior to completion. Is this 1st time home buyer rumor really true? If so, is it pertinent to the state…I’m particularly interested in Colorado.
I’ve been looking online and have been unable to find anything even addressing this topic.
