Thanks for the information. I called Tax Title Services and got their fees…a little steep on smaller properties, but I guess that if title is holding up a sale, then it is worth the cost of the service.

Does anyone know if there are any title insurance companies in California that will issue a policy on land that was purchased at a tax lien auction?
I have a parcel that is in the middle of several other parcels that I would like to sell or sub-divide but it was purchased recently at a tax lien auction.
I know that California has a 1 year redemption right on tax sale properties, so I need to find a title company that will issue a policy.
Actually, California has no redemption period after the tax sale. There is a right to challenge the validity of the sale based on some error in the tax sale process, but that is not the same thing as a right of redemption.

Never said they were cheap ! (LOL) They will do the job, as the old saying goes. If you want good oats, you pay for them if you want used oats, go to the other end of the horse.
