In my experience, the servicer stands guard at that gate and all contact
must be made through the servicer. Offers to purchase the note or
short sale the property will usually have to go through the servicer to
the investor.

Good luck on trying to figure out who the investor is on a particular
note. It’s one thing if the servicer is collecting for a private lender or
small bank. It’s another if the last transfer was made to Master Asset
Trust 2006 or Deutsche Bank. Was it an assignment for servicing? An
assignment that was an actual sale of the note? You’d have to read a
lot of docs and still have no address or contact info.

In an effort to purchase notes at discount from the actual note holder, I wonder if i would be better off trying to acquire the actual investor who owns the note, as appose to contacting the bank or servicer (gate-keeper). The servicer certainly has an incentive to keep on wanting to service.
