Recommend you pay a title co. to tell you just what you’d have if you just got heirs’ affidavits…it would also tell you exactly what you would have to have to get good and marketable title.
Probably not nearly enough to let you sell it for a profit and deliver good title to your buyer until you did get the will probated.
No real legal substitute for a probated will and no shortcut that I know would take its place.
