Be sure that your contract reads that the seller will convey clear title to you at closing. This will mean that the seller will be responsible for paying all liens against the property when it is transferred to you. Your title policy will reflect this.

A property I’m interested in buying has delinquent taxes currently “under judgement” with the court. Does this pose a problem for me if I put a contract on the porperty?
