I was thinking of buying some mobile home parks (possibly not in the state where I live). I currently own apartment buildings, but was thinking of diversifying. I was hoping to gain some good insight of how these investments differ. I was also wondering about maintenance and upkeep. Do I ususally own the roads going through the park? What CAP rate are these parks usually sold for? Is there usually an on-sight maintenance person? What are some good books I should be reading?
