I am getting into real estate investments and have run across some apartments that look like they may be a great deal and have great potential. I have asked a few questions, but because of my lack of experience in this area I do not want to leave out any important questions. Does anyone have a good solid list of questions to ask the seller? Also, I could use some creative financing ideas so that I don’t have to come up with anything up front. Thanks!

The link above is to an article I wrote ten years ago, so you can ignore the warning about Y2K! But the list is still the basic information needed for thorough evaluation.
One tip, don’t hand the list to the seller and say “give me these things”. It will scare them to death, and they may decide you’ll be too difficult to deal with. It’s meant as a guide to help the buyer avoid missing the important things and some alternate ways of verifying major items if the primary records aren’t available. I have never gotten all of the information on the list.
