I took a GREAT course on apartments and buying apartment foreclosures with nothing down from Karen Hanover. Google her. She and her courses are awesome. I heard she just one an award for her course too! I hope this helps!

Banks vs. Private Money
The nice thing about banks is that they protect a new investor from themselves. When I started out by buying that Carlton Sheets program I BELIEVED him when he said something like, if you can rent it the property for 1% of it’s price you’ll make money.
This is not the case on apartment buildings or homes when you have too much leverage on them. Banks run the numbers and if they dont jive you dont get the loan.
I would hope that anyone with money to lend would be smart enough to do so as well. Obviously with the news showing us a scam a day these days that is not the case.
Learn all you can about managing a complex the size you want to buy. Operating expenses really do run 40-50% of income and that doesnt include debt servicing.

In this economic climate, to use other people’s money, you need to either have some solid experience or you need to be a major bs artist. Try putting your self in someone’s shoes who has money - why would they entrust it to you?? If you can answer that question, then you should give it a whirl.

Typically, you will need to start with small steps if you want to use opm. Books work great as a starter. You need to learn all the math involved. Then move on to learning your taget market.
