Buying a Property with an existing tenant that owes me money??

I recently evicted a tenant for non payment (Indiana) and got a judgment through the courts. They moved to a duplex that was for sale or rent and when they moved in the owner took the for sale sign down.

Its fairly tough to collect on judgments. Id more or less have to figure out where he is working and then pursue wage garnishment.

So I was joking with a friend that id just buy the duplex theyre living in now and press for extra money every month. Has anyone ever bought a property that had one of your ex-tenants in it that owed you money??

why wouldn’t he stiff you again?

contact the owner of the property and let them know they have a deadbeat tenant and stiffed you and will stiff again. Try to talk to the tenant now that you know where he lives, maybe he feels like paying you now. If that does not work, I’d contact his work and see what it takes to garnish his wages. If you actually get the ok to garnish his wages that would be awesome for you and it would send a message to all deadbeat/loser tenants that skip out on the rent. Good luck.

When I evict tenants, I go through, small claims court, I get three things. For around 100 bucks depending on how many people you file against.

1-- first hearing, If I get a eviction I get----
2-- damage hearing, If they don’t pay in the aloted time the judge gives them, I get-------
3-- garnishment, provided the judgement in my favor. You do have to know where they work.

You did say you got a judgement through the courts???

Yeah thats the normal process. I do have a judgment…i dont know where they work but ill find out. Just hypothetically asking my original question about buying their current apartment.

What part of Indiana? Im North east.
