Probably not - I had the same thing happen to me and the judge said there was no agreement between me and the tenant.
Better idea - pay them $$ to get out.

Bought a house subject to existing liens. The house has non-paying tenants. These tenants have been there and decent payers for ten years. They stopped paying when the NOTS was posted on their door. They are six weeks behind now.
Can a three-day notice to pay or quit be served and legally enforced for all back rents (by the new owner)?

Have the former owner sign over the rights to the past due rent and proceed with an eviction.
