Natalie, No contract was signed, and I in no way want to keep the agent from his earned commission, but the keyword is “earned” commission. His business ethics of going off in the corner and poutting is unprofessional and childish, traits I will not tolerate, as business is business. I worked with a buyer’s broker, at my request, in Arkansas several months ago. After negotiating a property with the buyer’s broker, I did not continue raising my counters as he suggested, and the buyer’s broker got miffed and has not communicated with me in over two months. What period of time am I obligated to the buyer’s broker should I want to make another offer on the same property?

Do you have a written agreement with the agent? In my state, these agreements are required to have start and end dates.

Do you plan to make a more competitive offer? If so, you should use the agent since they advised you to do that anyway. Sounds like maybe you want to take their advice after all and now not pay them.
