if you’re planning to flip with double closings, I would leave the testing up to the end buyer. He/she would know what they’re doing and they’ll let you know, if something’s wrong.

Hey everyone. i would be considered young for this type of thing but im in gear
and ready to go. i would like to flip raw land. i just wanted to know what could
be wrong with land that i would need to test for… and how much it would cost. i
found 52.3 acres for 70k subject to testing… sounds too good to be true unles
its toxic waste… please help.
