Target closing date is 4/9 and my buyer is asking to install alarm system and new phone jacks throughout the house. Should I require an addendum stating that all improvements remain with the house in the event that, for any reason, we don’t close?

That might be reasonable. If he does, you want a clause in there saying that any damages caused by installing or removing the stuff will be paid for by buyer out of his deposit if it doesn’t close.
