I do this all the time and have not had a problem, yet. I am prepared with reciepts and scope of repair work just in case it comes up. I also try to avoid the buyers appraiser so I can not be acussed of influencing the appraisal. I usually turn in 60 days. Just the way I do it I hope it answers your questions
I know there are tons of info on this site about “seasoning” and believe me, i have read a bunch. I’m asking for the opinions of you guys. Is it still possible to buy a Wholesale prop, fix up, and sell retail to an owner occ without having to wait 6,12,24,89…eternity to sell it? Does it just depend on the Lender we choose or are Lenders in general slowly but shurely shutting this way of life for many Investors down? I understand the fear of fraud and “shotty” jobs that a lot of lenders have, but how do we as Investors (new and old)deal with this? Has the game changed? Thanks in advance fore comments
