Any RE can be sold, and all you’d need to do is fully disclose all you KNOW (not guess, are told, etc.) and then deliver clear title to the buyer.

Just follow NY State disclosure laws in telling your prospective buyer what defects you know about…and telling him you don’t have any knowledge (you don’t do you?)of whether correct building permits were applied for and issued for the addition.

Generally in a case like this it’s better practice, in my book, to say you’re selling the RE just “as-is” and it’s up to the buyer to do whatever research, property inspectios, appraisals he wishes and you’re making NO claims about what he’s buying.

I have a potetial investment single family house in New York that was inherited by the current owner. His father added an addition without pulling permits before he passed away. What are the laws on selling this house?
