My tenant insisted on a 1 year rental agreement. Now, we would like to terminate the lease. I used a standard CA Apt association approved form. How can I break it?

What does the lease say? You probably can’t unless the tenant has made un un-curable breach. You might try negotiating with them for early termination. It will probably cost you some money to do so, however.

In CA, the landlord/tenant law is very pro-tenant. You will be fighting an up-hill battle unless you have a deadbeat tenant. Even then, the tenant can play the UD game and stay in possession for many months during the process.
