First, as LOTS of posts here have stated, no such thing as Quick claim deed…it’s QUIT CLAIM deed.

Second, use of all caps is considered very bad e-manners so turn it off if you want any serious consideration of your questions here.

A FEW MONTHS AGO WE SIGNED A CONTRACT AND A QUICK CLAIM DEED.THE CONTRACT STATED THAT THE BUYER WOULD CATCH UP OUR MORTGAGE PAYMENTS AND PAY THE MONTHLY PAYMENT FOR NO MORE THAN 12 MONTHS.HE HAS NOT MADE ONE PAYMENT AND WE ARE NOW IN FORCLOSURE.IS HE IN BREACH OF CONTRACT AND BEING THE QUICK CLAIM DEED HAS NOT BEEN FILED DO WE HAVE ANY RIGHTS?CAN WE SELL THE PROPERTY TO SOMEONE ELSE BEING THAT THE DEED IS STILL IN OUR NAME AND HE IS IN BREACH OF CONTRACT?IS THERE ANY WAY THAT WE CAN VOID THE QUICK CLAIM?
